Terms and Conditions

These terms govern website use and enquiries. Only executed builder, EOI, SPV, shareholder, fee and property documents create binding rights.

GrowthSquare’s role

GrowthSquare facilitates opportunity research, negotiated acquisition, SPV structuring, due diligence coordination, documentation, governance, project monitoring and resale support. GrowthSquare is not the developer, lender, title owner or guarantor.

EOI and 100-day window

The proposed ₹25,000 EOI is paid to the builder and is governed by the builder’s written acknowledgement. Any refund, credit or assignment into the SPV purchase route is subject solely to those written terms and definitive documentation.

SPV purchase contribution

After SPV formation, completion of KYC and issuance of definitive documents, a confirmed purchaser must pay the full communicated contribution to the SPV bank account by the due date. Failure to fund may trigger consequences stated in the definitive documents.

Property and shareholding

The underlying property is intended to be acquired and registered by a villa-specific SPV. Purchaser rights arise from valid share allotment, constitutional documents, shareholder agreements and applicable property documents.

Pricing and value scenarios

Market-price comparisons and 18-month value illustrations are planning scenarios only. They are not assurances, fixed entitlements, redemption commitments or buyback promises.

Fees and costs

Builder price, registration, stamp duty, statutory costs, taxes, incorporation, professional charges and GrowthSquare facilitation fees are payable as stated in the final cost sheet and definitive agreements.

Independent review

Each purchaser is responsible for confirming personal eligibility, financial capacity and suitability, and should obtain independent property-law, tax, accounting and financial advice.

Governing law

These website terms are governed by Indian law, subject to competent courts in Bengaluru. Definitive transaction documents may contain their own dispute-resolution provisions.
